JOB SUMMARY:

Serve as a Construction Superintendent of Baker Ripley’s Home Restoration programs that provide recovery assistance to the individuals and families affected by flooding or other elements that caused damages to their primary home.

 

Candidate must be a highly motivated and qualified individual to coordinate the repair and rebuild activities. The Home Restoration programs oversee home repairs to restore homes to a safe, sanitary, secure, and functional condition.

 

CORE DUTIES AND RESPONSIBILITIES:

  • Oversees BakerRipley general contractors during the Home Restoration process and reports to Construction Project Manager
  • Conduct pre-construction onsite visit with homeowner to educate them on the construction process. Initiates mold certification request after assessing home including visual assessment for mold, active water leaks, and takes and records moisture readings. Determines if home will need a POD storage unit and/or port a potty.       Educates customer on the timeline of moving contents to POD and relocation of family before start of construction. Requests Housing Specialist to schedule mold test, POD, and/or port a potty      
  • Conduct work order and scope review with BakerRipley general contractors and provides due date after work order is assigned for completion, to meet 21 day service level commitment
  • Conduct weekly reviews with contractors for status updates on all active homes and confirm work will close during contractually agreed upon time period, 21 days. Superintendent is the day to day contact for assigned contractors and must be available anytime to receive calls, answer questions, and act as the intermediary between the homeowner and contractor
  • Collects weekly data on contractors and work in progress and shares with Construction Project Manager
  • Receives change orders from contractors, confers with Housing Specialists on available funding and receives their approval for additional work. Provides answers to change order request within 24 hours of receipt. If funding is not available, finds alternate solution with the contractors
  • Performs site visits to monitor contractor’s workmanship and the quality of construction
  • Responsible to propose change to customer path from BakerRipley Managed to Construction Pool based on appropriate justification and documentation
  • Verifies work has been completed in a quality manner with quality materials and workmanship. Confirms homeowner is satisfied and obtains sign off from them of work completion. Requests and reviews final invoice from contractor and notify Housing Specialist that invoice is approved for payment.

Job Requirements

MINIMUM EDUCATION:

A four year degree or equivalent work experience

 

YEARS OF EXPERIENCE:

Knowledgeable about construction science, residential home construction, and proper methods of repairs

 

COMPUTER PROFICIENCY:

Experience in Microsoft Office Suite, Xactimate or other adjusting estimating software preferred

 

SKILLS:

  • Knowledgeable about construction science, residential home construction, and proper methods of repairs  
  • Experience navigating city and county permitting processes
  • Knowledgeable of current building codes for city and county residential construction
  • Experience in working with various contractors, stakeholders, or customers.
  • Experience using MS Word, Excel on a laptop, tablet or smartphone; familiar with Xactimate or other construction estimating applications
  • Ability to manage multiple and varied projects with strong attention to detail – must be highly organized and work accurately
  • Excellent written and verbal communication skills and personable presentation
  • Highly reliable person with a good sense of humor
